Pamper yourself in the three bright and generously sized bathrooms. Indulge in a refreshing shower or a tranquil bath experience. We provide shampoo, conditioner, soap, and an abundance of fluffy towels to create a spa-like ambiance with modern fixtures and warm-colored tiles.

KITCHEN

The light-filled kitchen is well equipped with all the appliances, dishes, and cookware you need to make delicious meals during your stay. This includes a dishwasher, gas stove, microwave, coffee maker, and blender.

Fire up the BBQ grill and savor a mouthwatering outdoor dinner on the full patio furniture set. The beautifully designed outdoor lighting transforms the backyard into a captivating evening oasis. Kids and adults alike will adore the garage game room, featuring foosball, a pool table, board games, and even a popcorn machine for delightful freshly popped kernels.

GUEST ACCESS

Feel free to make yourself at home and enjoy the entirety of the house, with the exception of two locked personal closets and two locked kitchen cabinets. These spaces are designated for our personal belongings.

Choose from four beautifully decorated bedrooms, each offering its unique charm. Among them, you'll find a cozy carpeted king bedroom with a fireplace and an ensuite bathroom. The remaining rooms feature comfortable queen, double, and bunk beds. Expect smooth linens, bedding, and thoughtful finishing touches such as books, desks, and artwork.

Welcome to our property! We are dedicated to ensuring that you and your family have an exceptional experience during your stay. To make your visit as enjoyable as possible, we kindly request that you familiarize yourself with our property policies:

Self-check-in with smart lock

We may accommodate early check-ins and late check-outs based on availability. Overstaying your reservation without prior consent past 11:00am will result in a charge of $300 weekdays and $400 weekends.  

OCCUPANCY- The maximum number of guests allowed is 12, including infants and children. Extra guests beyond this limit are not permitted without prior written authorization from the owner. This is set by the county and is not negotiable; guests found to be in violation will be subject to immediate eviction and forfeiture of all rental fees, charges and deposits by the county.

MINIMUM BOOKING AGE - Please note that the person making the reservation must be at least 21 years old.

EVENTS, PARTIES OR LARGE GATHERINGS ARE PRHOBITTED - Violation of this policy will result in additional fines and immediate eviction.

PARKING - There is a maximum limit of 4 cars, which should be parked in the driveway (street parking not permitted)

REFUNDABLE DAMAGE SECURITY DEPOSIT - A refundable damage security deposit of $500 is required for all reservations. This deposit will be returned to you within five (5) days of departure, provided there is no theft or damage to the home or its contents.

PETS - We apologize, but pets are not allowed on the premises. In the event of a breach, penalty fees and deep cleaning costs of $1,000 or more may be applied. Please inform us if you are traveling with a Service Animal as we are required to provide your pet’s rabies vaccination record and county registration to the county of San Bernardino. You will be asked to sign a supplemental terms and conditions agreement within 72 hours of booking. If it is determined that a pet has been misrepresented as a Service Animal, we kindly request your understanding that your booking deposit will be forfeited. Additionally, we have an obligation to report any fraudulent claims to the appropriate government authorities. We appreciate your cooperation and adherence to our policies.

PROHIBITED ITEMS - Illegal/recreational drugs, and firearms are strictly prohibited anywhere on the property or inside the house. Any violation of these rules will result in immediate eviction and the forfeiture of all rental monies and the damage deposit.

NON-SMOKING ACCOMODATIONS - Our property is strictly non-smoking. We kindly ask that you refrain from smoking to maintain a fresh and clean environment. In the event of a breach, penalty fees and deep cleaning costs of $1,000 or more may be applied.

CANCELLATION POLICY- We offer a full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. For cancellations made at least 7 days before check-in, a 50% refund will be provided. Unfortunately, no refunds are available for cancellations made within 7 days of check-in or for unused nights or early check-outs. Refunds are only granted if all road access to Big Bear Lake is closed simultaneously, preventing you from reaching your reservation.

FALSIFIED RESERVATIONS – Reservations obtained under false pretense will forfeit all rental monies and guests will not be permitted to check-in.

STORM POLICY/ROAD CONDITIONS – We do not offer refunds for storms or hazardous road conditions. Please be prepared with chains during winter months, as it is a legal requirement. We will only provide a full refund if all three roads into Big Bear are closed. If any roads remain open, refunds will not be issued for circumstances beyond our control including snowstorms, power blackouts, acts of nature, or weather-related problems.

INTERNET and SECURITY CAMERAS – For your security and peace of mind, we have installed security cameras facing the front and back door areas. Please refrain from disconnecting or interfering with any networking equipment. Unlawful access to illegal or prohibited content or networks is strictly prohibited. Tampering with networking equipment, including security cameras, will result in immediate eviction and the loss of unused nights and security deposit.

HOT TUB – Enjoy our hot tub while following these guidelines: no food, drinks, smoking, or vaping in or around the tub. Additionally, lotions, soaps, repellants, dyes, toys, and glass are not permitted. If the hot tub is found in an unusable condition, a $125 fee will be charged for draining and refilling. For your safety, the hot tub temperature should be kept below 104 degrees Fahrenheit. By agreeing to these terms, you assume full responsibility for any risk of bodily injury, death, or property damage. If the hot tub is non-functional, we will do our best to repair it. If we cannot repair the spa during your stay, we will offer the following credits:

• Unclean - $50 credit

• Non-functional - $100 credit

AIR CONDITIONING – Mountain living has its advantages! We have the great fortune of averaging 10-20 degrees cooler than in the flatlands. As such, our home does not need air conditioning. If the house is warmer than you would like, simply open the windows and the home will cool off. We have a fan in every bedroom to help cool. We will not provide any refund for the lack of air conditioning.

GOOD NEIGHBOR POLICY – Please be considerate of our friendly neighbors, as noise can easily travel in the mountains. Quiet hours are from 10 pm to 8 am. If we receive any noise complaints, we will contact you and kindly request a reduction in noise before involving local authorities. Continued noise disturbances may result in eviction without a refund and the loss of the deposit.

BUGS and PESTS – Our mountains are surrounded by forest for miles and miles. The Spring and Summer seasons bring insects you normally wouldn’t experience in the city. When the winter snow melts, ants and spiders may pay a visit. To keep them away, please keep the counters and floors clean and do not leave any food out overnight. If you should encounter them in our home, simply use the insect spray under the sink, or use dish soap on a sponge to wipe them away. We will not compensate for the presence of insects. If the problem persists, please let us know.

FIREPLACE – Our property has two wood-burning fireplaces. Only wood should be burned in the fireplaces, and other materials are strictly prohibited. Wood burning logs are not provided.

PROPANE - Our team diligently fills the propane tanks as needed. If the propane tank runs out during your stay, simply give us a call, and we will promptly provide a replacement. If you prefer, you are also welcome to exchange the propane tank yourself in case of any delays. Walgreen's offers an exchange program for your convenience. Upon presenting us with the receipt, we'll gladly offer a credit to your account, saving you valuable time.

ADDITIONAL – We will provide you with the house manual and the front door code via e-mail before your check-in. This unique code is specifically assigned to your reservation and changes with each guest for enhanced security. We kindly request that you report any maintenance issues upon your arrival to ensure a pleasant stay. Please note that moving the furniture is not allowed to maintain its proper arrangement. The safety of our guests is paramount, and therefore, we have placed two fire extinguishers in the home—one in the dining room and another at the top of the stairs. Please take a moment to familiarize yourself with their use, ensuring peace of mind during your stay. Please note that prior arrangements must be made for any editorial or commercial film or photography activities within the property. We appreciate your cooperation in adhering to these policies designed to ensure a safe and enjoyable stay for all guests.
